WHY ARE THE LEGAL FEES ON A PURCHASE HIGHER?
Most Real Estate Lawyers will charge more for a real estate closing involving the purchase of a home. The reason being that a purchase involves more work and legal liability. A real estate lawyer acting for the purchaser must review title and ensure it is clear. Funds need to be transferred, disbursed and or delivered. As a result, this also involves an accounting transaction in the lawyer’s bank account.
The purchaser’s real estate lawyer must ensure that everything has been paid up to the date of possession. At times, a survey may be required as well. Finally, the real estate lawyer will need to register the deed and mortgage.
